This 20 acre property is located in the Big Bend Valley section of Terlingua Ranch between Black Hill and 9 Points Mesa, just 4 miles from the Little Burro Country Store and American Legion.
Tract 5218 is level with rich vegetation and some nice clear areas. It sits at the base of Black Hill. A section of the lot is hard clay and can be driven onto from the road without any grading work. Roads are very good leading over to the property from highway 118 and American Legion road. Some clay directly in front of the property may be prone to mudding after a hard rain. We’ve seen numerous wildlife tracks around the property.

About Terlingua Ranch
The Property Owners Association of Terlingua Ranch (P.O.A.T.R.I.) collects annual dues, which are currently about $175. The Ranch provides a few amenities and services, the primary being road maintenance and water sales. At the Terlingua Ranch lodge, property owners and visitors have access to swimming pool, cabin rentals, showers, landing strip, and restaurant.
There are no water, sewer, or garbage collection services. Most property owners drill wells or use a combination of rain catchment and B.Y.O.B. Power lines run through the area to a few tracts but most are on alternative power sources, such as solar and gas. Phone lines have been laid across most of Terlingua Ranch. However, some of the more remote areas may not have them.
