General LocationThis breathtaking 40-acre parcel located in Alamosa County in the heart of the Colorado’s San Luis Valley features wonderful mountain views, including the Sangre de Cristo Range. Only a few minutes drive from the San Luis Reservoir for swimming, fishing and hiking and just a little further to the Great Sand Dunes National Park. The views in this area and the abundant wildlife make it a wonderful place to live or visit. Add the fact that it is sunny more than 300 days per year, and you have an outdoor paradise. Build a small house, park a mobile home or just bring out your RV and camp on your own property, and the restrictions are very lenient and relaxed. On this property, you will enjoy 300 days of sunlight per year and an abundance of wildlife throughout the area to observe. San Luis Valley:Comprised of six counties and more than 3,000 acres of public land, the San Luis Valley offers towering mountain ranges, flat prairies, icy mountain streams, geothermal wells feeding hot springs and spas, rough and tumble rodeos, tranquil evenings in the parks, free concerts, eclectic music venues, roaring motocross and auto races, tourist trains and historic downtown buildings filled with unique items to see and buy. The San Luis Valley is a region in south-central Colorado with a small portion overlapping into New Mexico. It is the headwaters of the Rio Grande. It is an extensive high-altitude depositional basin of approximately 8,000 square miles (21,000 km2) with an average elevation of 7,664 feet (2,336 m) above sea level. The valley is a section of the Rio Grande Rift and is drained to the south by the Rio Grande, which rises in the San Juan Mountains to the west of the valley and flows south into New Mexico. The valley is approximately 122 miles (196 km) long and 74 miles (119 km) wide, extending from the Continental Divide on the northwest rim into New Mexico on the south. The San Luis Valley has a cold desert climate but has substantial water resources from the Rio Grande and groundwater.Great Sand Dunes National ParkAnother attraction near this property is the Great Sand Dunes National Park. The park contains the tallest sand dunes in North America. Hiking is permitted throughout the dunes with the warning that the sand surface temperature may reach 150 °F (66 °C) in summer. Sandboarding and sandsledding are popular activities, both done on specially designed equipment which can be rented just outside the park entrance or in Alamosa. Visitors with street-legal four-wheel drive vehicles may continue past the end of the park's main road to Medano Pass on 22 miles (35 km) of unpaved road, crossing the stream bed of Medano Creek nine times and traversing 4 miles (6.4 km) of deep sand. Hunting is permitted in the preserve during the months of autumn, while hunting is prohibited within national park boundaries at all times. The preserve encompasses nearly all of the mountainous areas north and east of the dunefield, up to the ridgeline of the Sangre de Cristos.
